FLINTSHIRE — BLOCKED UNDERGROUND DRAIN, FOUL WATER
The homeowner contacted us about ongoing drainage problems affecting the property. By the time we attended, the floor in the affected room had been damaged, and the source was not obvious — there was no burst pipe, no roof leak and no water coming in at the walls.
Our investigation identified a blocked underground drain that was preventing the drainage system from operating correctly, and foul water rather than clean water was involved — which changes how the clean-up and drying have to be handled.
To reach the drainage system safely, sections of the damaged floor had to be carefully removed. Opening up the floor gave clear access for the drainage system to be dealt with, and it also allowed us to see the full extent of the floor damage rather than guessing at it from above.

The blockage itself was cleared by a specialist drainage contractor, with the underground system inspected once it was flowing again. Our role was everything around that: opening up and making safe, the foul-water clean-up, and the drying and reinstatement that followed.
Because this was foul water, all of the damaged floor materials were removed rather than dried in place, creating a sound, clean base for reinstatement. The exposed structure was then dried using ventilation, with moisture readings taken to monitor progress. Reinstatement did not begin until repeated readings showed the subfloor had returned to acceptable levels — drying is checked, not assumed.

We installed a new internal inspection chamber to provide proper access to the underground drainage system. A chamber of this kind cannot simply be boarded over: it has to be closed with a sealed cover, and future access to the drainage system has to be maintained. We installed a sealed recessed-tray manhole cover over the chamber. The recessed tray allows the customer’s own floor finish to be laid into the lid itself, so the cover sits almost invisibly within the finished floor rather than as a metal plate in the middle of the room.
With the chamber properly covered, we installed the new floor: rigid insulation boards laid across the prepared base, and a new chipboard deck fixed over them with the access cover finishing flush with the boarding — insulated, level and ready for the customer’s chosen floor covering.

The clean-up and drying should start as soon as the property is safe to enter. Water tracks under floor coverings and into the base of the walls within the first hour, and mould can begin in hidden voids within a few days. The repairs themselves are different — those should not start until the readings say the structure is dry, because starting them early is what causes the job to be done twice.
It depends on how much water there was and how much of the structure it reached. A small clean-water flood can be a few weeks. A ground floor soaked in dirty surface water is usually two to three months including drying time. We give you dates as the job goes on, and the rebuild starts when the moisture readings allow, not when the calendar suggests.
Only where the readings say it has to come off. Flood-soaked plasterboard rarely survives; solid plaster on a wall that can dry sometimes does. Where the water was contaminated — drains, sewage or river water — more has to come out regardless of the readings. We strip what has to go and keep what can genuinely be saved.
Safety first: keep clear if you suspect a gas leak, isolate the electrics only if the consumer unit is safe to reach, and stay out of contact with the water.
