Wrexham knows what river flooding means. When the Dee and its tributaries rise, homes from Bangor-on-Dee to the edge of the city can be left with contaminated water through their ground floors – and putting that right takes more than a mop and a dehumidifier. Quirks Property Maintenance provides 24/7 flood damage restoration across Wrexham county: emergency make-safe, strip-out, decontamination, monitored drying and full reinstatement. Call 01244 638219 at any hour.

THREE RISKS, NOT ONE

Flooding in Wrexham — the river, the drains and the contamination

01
The river

The low-lying land along the Dee south of the city has flooded within recent memory. Storm Christoph in January 2021 forced evacuations, and Bangor-on-Dee has seen repeated flood events as the river spills across the Maelor lowlands.

02
Drains and burst pipes

Away from the river, the same culprits as everywhere: overloaded drains in heavy rain, and burst pipes in any season.

03
Contamination

River water brings an extra problem the others do not. What it leaves behind in carpets, plaster and timber changes how the job has to be done.

Natural Resources Wales operates flood warning areas across the county. Check yours on their flood warning service.

ONE CONTRACTOR, START TO FINISH

What we do after a flood in Wrexham

  • 24/7 emergency attendance – pumping out, isolating electrics, securing the property.
  • Decontamination – river and drain water carries silt, sewage and fuel residues; every surface it touched is cleaned or removed.
  • Strip-out – flood-soaked plaster, linings, insulation and floor structures taken out so the building can dry.
  • Monitored drying – moisture tracked in walls, floors and timbers until the readings show it is ready for reinstatement.
  • Repair and reinstatement – replastering, joinery, kitchens, decoration: the full rebuild, one team.
  • Itemised insurance quotations – the detailed schedule of repairs your claim will need.

The whole restoration is run by one contractor from first attendance to final reinstatement – you deal with us, not a chain of separate firms.

VILLAGES, SMALLHOLDINGS AND SOLID WALLS

Rural and village properties need a different approach

A lot of Wrexham county is villages, smallholdings and older rural buildings – solid walls, stone floors, outbuildings, private drainage. They flood differently and they dry differently: solid masonry holds water for months, and septic or private drainage adds its own complications after a flood. We restore these properties regularly, plan the drying around how the building is actually built, and reinstate with materials that suit it. If access or power is a problem after a flood event, tell us when you call and we will come equipped.

RIVER WATER IS NOT CLEAN WATER

Contaminated water changes the job

A river flood is not just wet – it is dirty. Flood water that has crossed fields, roads and drains arrives carrying bacteria, sewage and chemical residues, and it leaves them in carpets, plaster and timber as it soaks in. That is why porous materials touched by river water are stripped out rather than dried in place, and why surfaces are cleaned and sanitised before drying begins. Where the contamination justifies it, we use specialist decontamination – including antimicrobial surface treatments and fogging – before the drying stage starts. Skipping that stage does not just risk damp – it leaves a health hazard sealed inside the fabric of the home.

Cut the drying short and mould follows within days – in the rooms you flooded and in the voids behind them. If a property has been left damp after an earlier flood, that is a damp problem as much as a flood problem: see our damp proofing in Wrexham service.

WREXHAM INDUSTRIAL ESTATE — COMMERCIAL OFFICE SUITE

Before, during and after a commercial flood

A burst pipe over a bank holiday weekend flooded the office accommodation within a commercial unit on Wrexham Industrial Estate. Water escaped from the kitchen area and spread through the open-plan office while the building stood empty, reaching the suspended ceiling void and running down into the demountable partition walls.

BEFORE

Burst pipe and moisture assessment

We quoted for emergency extraction and drying on 3 June 2026 and opened up the ceiling to trace how far the water had travelled.

Readings at a partition beside a radiator were elevated well above floor level — a profile often reported as rising damp. It was nothing of the sort: the meter responds to conductive material, and the framework, ceiling grid, pipework and cabling were all within range.

DURING

Controlled drying and monitoring

Commercial drying equipment was installed and the affected area cordoned off.

Readings were taken through the drying period rather than the equipment being left to run unmonitored, so the decision to stop drying was based on the readings rather than the calendar.

AFTER

Strip-out and sole-plate assessment

Sections that had not dried were removed under control. Electrical services were isolated by a qualified electrician and the heating drained before the radiators came off.

That exposed the timber sole plate at the base of the partitions — the one element that had sat in the wettest part of the construction, concealed where nobody could see it.

Reinstatement has deliberately not followed: the client is redesigning the office layout, and the one time a commercial floor plan is genuinely free to change is when the walls are already open. This case study covers the emergency drying, the controlled strip-out and the sole-plate assessment.

  • Emergency water extraction and controlled drying
  • Electrical isolation by a qualified electrician before removal began
  • Heating system drained before radiator removal, with the exposed pipework capped
  • Controlled strip-out of ceiling, linings, skirtings and radiators
  • Sole-plate inspection and written findings to the client

THE QUESTIONS WE ARE ASKED MOST IN WREXHAM

    Frequently asked questions

The flood water came from the river — is the house dangerous?Treat it as contaminated until it has been properly cleaned: do not handle debris without gloves, keep children and pets off affected floors, and ventilate. We strip out what the water ruined and sanitise what stays. That is the part of flood recovery that most often gets skipped — and should not be.
We are outside town — will you come out to a village property?Yes, the whole county is inside our 24/7 response area, Bangor-on-Dee and the Maelor included. Rural jobs are a normal part of our week, not an exception.
We have flooded before. Is it worth rebuilding the same way?Usually not exactly the same way, and we will say so. Water-tolerant floor finishes, raised electrics and sockets, sacrificial lower wall finishes — small reinstatement decisions that make the next event far cheaper. We will price the options in the quotation so you and your insurer can choose.
How long will drying take?River-flooded solid walls are the slow case — sometimes two or three months before readings allow rebuilding. Modern cavity construction is quicker. We monitor and tell you the truth rather than the convenient number.
Do you provide quotations for insurance claims?Yes — fully itemised, room-by-room quotations prepared for your insurer or loss adjuster, including the strip-out and decontamination stages insurers expect to see documented after river flooding. Before anything is cleared, take dated photographs of every affected room if it is safe to do so. The moisture survey record and drying reports come with it, ready to sit behind the quotation in your claim.
How fast can you get here in an emergency? The call-out runs 24/7 and Wrexham is core coverage. Ring 01244 638219 — for standing flood water, the sooner we are pumping out, the less gets ruined.
