Fire exit door defect assessment

What's the difference between a fire door and a fire exit door?
A fire door holds back fire and smoke for a set time and is usually internal. A fire exit door is external, at the end of an escape route, and is built to open instantly from the inside. Many are also fire rated, as a doorset, where the escape route requires it.
Can a fire exit door be locked?
It can have an external lock or keylock override for access from outside, but the panic bar must always release the door from inside regardless of the lock — it should never require a key to escape.
Do you supply doors as well as hardware?
Yes — we supply and fit complete steel, uPVC and timber fire exit door sets, or fit new hardware to an existing door and frame where the door itself is sound.
What is a fire exit door?
A fire exit door is normally an external door at the end of an escape route. It is designed to open quickly from the inside without a key, usually using a panic bar, push pad or emergency exit device, so that anyone can escape without needing to know how to operate it.
Do I need a panic bar or a push pad?
It depends who uses the exit. If members of the public or visitors might need to use it without knowing how it works, you need a panic bar to BS EN 1125. If it’s staff-only and they’re trained on the building, a push pad or lever to BS EN 179 may be appropriate.
How often should fire exit doors be inspected?
We’d recommend at least annually as part of a wider fire door inspection regime, more often on high-traffic commercial premises or where hardware is exposed to weather.
Can fire exit doors be glazed?
Yes, uPVC fire exit doors can include glazed or uPVC infill panels for visibility while still meeting the panic hardware requirements.
Can you repair fire exit doors as well as replace them?

Case Study – Fire Exit Door Replacement at a Care Setting in Ellesmere Port
Quirks Property Maintenance Ltd was asked to look at a fire exit at a care setting in Ellesmere Port after the building’s fire risk assessment flagged it. The door was in reasonable order and in daily use. The problem was not its condition.

What we found
An inspection found that the door was not a fire exit door at all. It was an ordinary door on a keyed lock, with no panic hardware of any kind, and it opened the wrong way for an escape route.
Both of those are serious on their own, and together they are worse. A door that needs a key is only an escape route while somebody has the key and can find it; in smoke, at night, with a corridor full of people, that is not a plan. And a door that opens against the direction of escape has to be pulled open by the first person to reach it — against the weight of everyone behind them.
This is the fault that gets missed most often, because nothing looks wrong. There is no rot, no damage, nothing sticking. A serviceable door had simply been treated as a fire exit for years without ever having been one.
Our recommendation
Nothing here could be fixed by adjustment or by changing the lock. The door was the wrong door, hung the wrong way, so the recommendation was to replace it with a purpose-made fire exit doorset that opens in the direction of escape and releases with a single push from the inside, without a key and without anyone having to think about it.
A steel doorset was specified for a building of this kind: it stands up to constant daily use, and it holds its shape on an exposed elevation, which is what keeps the panic bolt engaging properly year after year. It was supplied in the standard white powder-coated finish rather than a colour upgrade, which suits a rendered elevation and keeps the door reading as what it is.
Works carried out
The existing door and frame were removed and a fire-rated steel doorset installed in their place:
- A steel fire exit doorset with intumescent seals to restrict the spread of fire and smoke
- A three-point panic bolt certified to BS EN 1125, releasing the door with a single push from inside
- A threshold detailed in accordance with DDA accessibility guidance
- Factory powder-coated white finish
- Fire exit signage supplied and fitted — “Fire exit / Keep clear” externally and “Push bar to open” internally
Panic Bolt Detail
The opening and the rendered wall around it were made good after the old frame came out, and the internal reveals finished, so the new frame sits sealed into sound render rather than into a patched edge. On a rendered elevation that is what keeps water out of the reveal and the doorset square, and a doorset that stays square is one that keeps releasing cleanly.
The threshold detail is worth a word too. An escape door in a care setting may have to be used by someone with a frame, a stick or a wheelchair, and a raised threshold at that moment is an obstruction in the escape route rather than a detail on a drawing.
