The drying stage sets the timetable, and it depends on what got wet and for how long: a contained clean-water leak can be dried and reinstated within a few weeks, while solid masonry that stood in flood water may need two to three months before moisture readings allow rebuilding. We give dates after the assessment – and we let the readings, not the calendar, decide when reinstatement starts.
Only where the readings and the water category condemn it. Flood-soaked plasterboard rarely survives; solid plaster on a wall that can dry sometimes does. We remove what has to go and keep what can genuinely be saved.
Safety first: keep clear if you suspect a gas leak, isolate the electrics if it is safe to reach the consumer unit, and stay out of contact with the water – it may be contaminated. Then, if it is safe, photograph each affected room before anything is moved, and call us on 01244 638219.
