In many cases, the damage extends beyond what is immediately visible, with moisture penetrating into structural elements and hidden areas of the building.

Emergency Flood Safety Guidance

If your property has flooded:

  • Do not enter if you suspect a gas leak
  • Ensure electrics are isolated
  • Avoid contact with contaminated water
  • Use appropriate protective equipment

Flood water can present serious health risks and may affect structural elements within the building.

Emergency Flood Safety Guidance

Common Flood Damage Issues

Flooding can lead to:

  • Blown plaster and finishes
  • Trapped moisture within walls
  • Timber swelling and decay
  • Mould growth
  • Warped joinery and doors
  • Subfloor and flooring damage
  • Damage to kitchens and bathrooms
  • Long-term damp problems
Common Flood Damage Issues

Moisture, Drying & Hidden Damage

After a flood, the most serious damage isn’t always visible. Moisture trapped within walls, floors and structural elements can lead to long-term deterioration and mould growth.

Why it matters

Trapped moisture

Can cause mould, rot and structural decay if not detected and treated quickly.

Not always visible

Moisture can be hidden behind plasterboard, under floors and inside insulation.

Professional drying

Industrial drying equipment removes moisture efficiently and safely.

Prevent further damage

Rapid action reduces repair costs and protects your property long-term.

Visible dry
Structurally dry

Surfaces can look dry while moisture remains trapped inside. Our moisture surveys and controlled drying ensure your property is returned to a safe, dry condition.

The three types of flood water – and why it changes the job

Not all flood water is the same. The water category determines the level of contamination, the risks involved and the correct restoration approach.

Clean Water

Low risk

Comes from a burst supply pipe, tank or appliance feed. Contains minimal contamination.

Examples
  • Burst pipes
  • Appliance overflows
  • Rainwater where it has not come into contact with contaminants
Lower contamination

Grey Water

Medium risk

Contains some chemicals, detergents and biological contaminants.

Examples
  • Washing machines & dishwashers
  • Showers or bath overflows
  • Roof leaks through dirty surfaces
  • Water sitting in contact with surfaces that harbour bacteria
Increased contamination

Black Water

High risk

Heavily contaminated with sewage, chemicals, bacteria and other harmful materials.

Examples
  • Sewage backups
  • River or surface water flooding
  • Drains and flooded roads
  • Water that has touched contaminated external surfaces
High contamination – serious health risk
The water category determines the strip-out, sanitisation and drying strategy.

We follow IICRC guidelines to ensure your property is restored safely, thoroughly and in full compliance.

Frequently Asked Questions

How quickly should flood damage be repaired?

Immediately, to prevent further damage and mould growth.

The drying stage sets the timetable, and it depends on what got wet and for how long: a contained clean-water leak can be dried and reinstated within a few weeks, while solid masonry that stood in flood water may need two to three months before moisture readings allow rebuilding. We give dates after the assessment – and we let the readings, not the calendar, decide when reinstatement starts.

Only where the readings and the water category condemn it. Flood-soaked plasterboard rarely survives; solid plaster on a wall that can dry sometimes does. We remove what has to go and keep what can genuinely be saved.

Safety first: keep clear if you suspect a gas leak, isolate the electrics if it is safe to reach the consumer unit, and stay out of contact with the water – it may be contaminated. Then, if it is safe, photograph each affected room before anything is moved, and call us on 01244 638219.

It can. Prolonged saturation weakens timber floors and joists, corrodes hidden fixings and can affect wall plaster and finishes well beyond the waterline; in most homes genuine structural damage is the exception, but it is exactly what the assessment is there to rule in or out.

We cover Flintshire, Chester, Cheshire, Wrexham, Ellesmere Port, the Wirral and North Wales – see the area pages linked above for your nearest coverage.

Yes – we prepare detailed, itemised quotations you can submit to your insurer or loss adjuster, and we carry out the approved reinstatement works. The claim itself stays yours, which keeps you in control of it.

There is no honest flat answer: the cost depends on how far the water spread, what category of water it was (clean, grey or black – see above), how much material has to be stripped out, how long the structure takes to dry, and what the reinstatement involves. What we can promise is a free assessment and a detailed, itemised quotation – room by room, trade by trade – whether you are claiming on insurance or paying for the work yourself.
