⚠️ Asbestos in Garages and Outbuildings

Asbestos-containing materials are common in structures built before 2000, particularly in corrugated roof sheets on garages and outbuildings, floor tiles, soffit boards and older insulation. We do not carry out licensed asbestos removal directly. Where asbestos is identified or suspected, we stop work in that area and arrange for a licensed contractor to carry out the required survey, testing and removal before demolition continues.

This is the correct process under current regulations — it is not an optional extra and it protects everyone on site, on the neighbouring properties and in the surrounding area. We are experienced at identifying materials that need to be assessed and managing the sequence of works so the project progresses safely.

📋 Do You Need Permission to Demolish?

Most small domestic structures — garages, sheds, outbuildings — can be demolished without formal planning permission. However, there are exceptions:

• Listed buildings and conservation areas — any demolition that affects the character of a listed structure or an area subject to an Article 4 Direction may need Listed Building Consent or planning permission. Always check before starting.
• Properties in Wales — planning policy is devolved and Planning Policy Wales applies. The rules are broadly similar to England for small domestic structures, but check with the Local Planning Authority if in doubt.
• Larger or commercial structures — demolition notification may be required under Building Regulations for structures above a certain size.
• Attached structures — where a garage or outbuilding shares a wall with the main house or a neighbouring property, more care is needed over structural impact and party wall considerations.

We can advise on the specific project and flag if any consents are likely to be needed. Where prior approval is required, we will confirm it before work starts rather than after.

♻️ Waste Removal and Recycling

Every demolition produces material — brick, concrete, timber, metal and roofing. We manage the whole waste process as part of the job: materials are separated on site where practical, loaded and removed by our team, and disposed of through the correct channels, with as much as possible sent for recycling rather than landfill. Hardcore and clean rubble are typically reused or recycled, metals are recycled, and anything hazardous — such as asbestos sheeting — is handled separately through the licensed removal route before general clearance begins.
