A Fast, Efficient and Friendly Building and Maintenance Service You Can Depend On.

🏗️ Garage & Outbuilding Demolition Services

In short: We demolish garages, outbuildings, sheds, workshops, boundary walls and old structures, remove the material and leave the site clear and ready for whatever comes next — extension, landscaping or new build.

At Quirks Property Maintenance Ltd, we carry out small-scale and domestic demolition works across Chester, Flintshire, Wirral, Wrexham and North Wales. Demolition is often the first stage of a larger project — a garage removed to make way for an extension, an old outbuilding cleared to create garden space, or a derelict structure taken down as part of a site preparation. We work efficiently and safely, dealing with the material removal and leaving the site clean rather than leaving it half-done.

🔨 Types of Demolition Work We Carry Out

  • Garages — detached and semi-attached brick, block or timber structures
  • Outbuildings, sheds, workshops and summer houses
  • Boundary walls, brick structures and garden walls
  • Greenhouses and old conservatories
  • Concrete bases and foundations (if required)
  • Internal strip-outs — removing internal structure within a property prior to renovation
  • Groundworks removal as part of site preparation

Most of the demolition work we carry out is in preparation for something — an extension, a conversion, a new garden room or a wider project. We work alongside our own groundworks, brickwork and structural alteration teams so the site can move directly from clearance to construction without a separate contractor handover.

🚧 How We Carry Out Demolition Works

Each project is assessed before work starts to determine the correct approach, the access requirements and what equipment is needed.

Our process:

  • Site visit and assessment — confirming structure type, access, proximity to boundaries and other buildings
  • Asbestos check — older garages and outbuildings may contain asbestos in roof sheets or flooring. If suspected, we arrange licensed survey and removal before work starts
  • Service isolation — if any services (gas, electric, water) run to the structure, these are confirmed isolated before demolition
  • Controlled demolition — using mini diggers, breakers or hand tools depending on the structure and access
  • Material removal — all debris and waste removed from site responsibly
  • Site clearance — area left clear, level and ready for the next stage

⚠️ Asbestos in Garages and Outbuildings

Asbestos-containing materials are common in structures built before 2000, particularly in corrugated roof sheets on garages and outbuildings, floor tiles, soffit boards and older insulation. We do not carry out licensed asbestos removal directly. Where asbestos is identified or suspected, we stop work in that area and arrange for a licensed contractor to carry out the required survey, testing and removal before demolition continues.

This is the correct process under current regulations — it is not an optional extra and it protects everyone on site, on the neighbouring properties and in the surrounding area. We are experienced at identifying materials that need to be assessed and managing the sequence of works so the project progresses safely.

📋 Do You Need Permission to Demolish?

Most small domestic structures — garages, sheds, outbuildings — can be demolished without formal planning permission. However, there are exceptions:

  • Listed buildings and conservation areas — any demolition that affects the character of a listed structure or an area subject to an Article 4 Direction may need Listed Building Consent or planning permission. Always check before starting.
  • Properties in Wales — planning policy is devolved and Planning Policy Wales applies. The rules are broadly similar to England for small domestic structures, but check with the Local Planning Authority if in doubt.
  • Larger or commercial structures — demolition notification may be required under Building Regulations for structures above a certain size.
  • Attached structures — where a garage or outbuilding shares a wall with the main house or a neighbouring property, more care is needed over structural impact and party wall considerations.

We can advise on the specific project and flag if any consents are likely to be needed. Where prior approval is required, we will confirm it before work starts rather than after.

♻️ Waste Removal and Recycling

Every demolition produces material — brick, concrete, timber, metal and roofing. We manage the whole waste process as part of the job: materials are separated on site where practical, loaded and removed by our team, and disposed of through the correct channels, with as much as possible sent for recycling rather than landfill. Hardcore and clean rubble are typically reused or recycled, metals are recycled, and anything hazardous — such as asbestos sheeting — is handled separately through the licensed removal route before general clearance begins.

You won’t be left with a pile to deal with or a skip to organise. Waste removal and site clearance are included in our demolition quotations, and the site is left clean, level and ready for whatever comes next.

📌 Case Study – Garage & Outbuilding Demolition, Flintshire

📚 Garage & Outbuilding Demolition – Flintshire

A Flintshire homeowner instructed Quirks Property Maintenance Ltd to demolish a garage and adjoining outbuilding to prepare the site for a new extension. The structures were brick-built with a concrete base, accessed via a shared driveway with limited working space.

Outcome:

Both structures demolished safely, concrete base broken out and removed, site left clear and level. Waste removed and recycled where possible. Site was ready for the foundation contractor to commence within the same week.

Frequently Asked Questions

How much does garage or outbuilding demolition cost?

Costs depend on the size and type of structure, access, materials (brick, block, timber), whether the concrete base needs removing, and whether any hazardous materials are present. We provide clear, written quotations following a site assessment.

In most cases, no — small domestic structures such as garages, sheds and outbuildings can be demolished without formal planning permission. However, listed buildings, conservation areas, and certain attached structures may need prior approval. We can advise before work starts.

We arrange licensed asbestos testing and removal before demolition begins. This is a legal requirement where asbestos is present. We do not proceed with demolition until hazardous materials have been dealt with correctly by a licensed contractor.

Yes. We can break out and remove concrete bases and foundations as part of the demolition, if required. This is included in the quotation where needed.

Yes. All material is removed and disposed of responsibly. Where materials can be recycled (brick, concrete, steel, timber), we separate and recycle them.

Planning policy is devolved to Wales, so Planning Policy Wales applies rather than the NPPF. For most small domestic demolitions the rules are similar, but we always check with the Local Planning Authority where there is any doubt.

Yes — we regularly carry out demolition as the first stage of a larger project, working alongside our own groundworks, brickwork, extension and structural alteration teams.
