A burst pipe can put a serious amount of water into a property before anyone finds the stopcock. We isolate the supply, locate the failed section, repair it, and then check what the water has actually reached — because the pipe itself is often the smallest part of the problem.

Leaks You Cannot See

Not every leak announces itself. A slow leak behind a bath, under a floor or inside a wall can run for months, and the first sign is a damp patch, a musty smell or a water bill that has crept up. We trace leaks in concealed pipework, behind bathroom and kitchen fittings and under floors, and repair what we find.

Case Study – Emergency Leak Repair to a Flat in Chester

The owner of a flat in Chester rang Quirks Property Maintenance Ltd at around 8pm with water coming through an internal wall. There was no visible pipework anywhere near it and no obvious reason for the wall to be wet. An engineer was on site within the hour.

What we found

Water through a plastered wall with nothing showing on the surface means the pipe is inside the wall, and the only way to find the fault is to open it up. The plaster was cut back along the line of the wet area to expose the pipe run.

Behind it was a copper pipe chased into the brickwork — and a nail hole straight through it. A fixing driven into the wall had gone through the pipe, and the water had been finding its way out into the plaster ever since.

It is one of the commonest causes of a leak that appears from nowhere, and one of the hardest to spot from the outside. A pipe buried in a solid wall gives no warning, the fixing itself may have gone in weeks earlier, and by the time the wall shows it the water has usually been travelling through the plaster for some time.

The repair

The supply was isolated and the damaged section of pipe cut out. A new length of copper was fitted in its place with compression fittings at each end, so the joint could be made and tested in the wall without the need for hot works.

The repair was tested under pressure before the wall was closed, which is the part that matters on a pipe you are about to bury again — a repair that is not proved before the plaster goes back is not a repair.

Making good

Once the pipe was sound and the wall had been allowed to dry back, the chase was made good in plaster and the wall redecorated, so the customer was left with a finished wall rather than a patched one.

Outcome

The leak was found and stopped the same evening, the damaged section of pipe replaced, and the wall made good and redecorated afterwards.

Turn the water off at the stopcock if you can find it and it still turns — usually under the kitchen sink or where the supply enters the property. Open the cold taps to drain the system down. Keep well away from any light fittings, sockets or the fuse board the water has reached, and switch the electricity off at the consumer unit only if it is safe to do so. Move what you can out of the way, and take photographs before anything is cleared up, in case you claim on insurance.

We will explain the likely cost of the emergency attendance and the repair before we set off, so you know where you stand before we arrive rather than afterwards. If the job turns out to be more involved than it first appeared, we will explain the additional work and what it means before we carry on. Nothing happens without you knowing what it involves.

The leak has damaged my ceiling. Can you repair that too?

Yes, and this is the main reason people call us rather than a plumber on their own. We are a multi-trade contractor, so the same firm that stops the leak can replace the ceiling, make good the plaster, dry the structure out, deal with any damp that follows and put the decoration back. You are not left chasing three separate trades while the property sits damaged.
