A plumbing emergency is not a job you can book in for next week. A burst pipe puts water through ceilings in minutes, a blocked soil pipe makes a house unusable, and a failed stop tap means you cannot even turn the water off. What you need at that moment is someone who answers the phone and turns up.
Quirks Property Maintenance Ltd provides 24-hour emergency plumbing for homeowners, landlords, letting agents and businesses, 365 days a year. We aim to attend quickly, often within the hour depending on where you are and what we already have on. When you call, we will tell you honestly when we can be with you rather than promise a time we cannot keep, and we will talk you through isolating the water while you wait.
We have been working across Flintshire, Cheshire, the Wirral and North Wales for over twenty years, and we are rated 5 on Google from 125 customer reviews.
Emergency plumbing we deal with
We attend, make the situation safe, and carry out the urgent repair. Common call-outs:
• Burst water pipes and soil pipe leaks
• Severe leaks from ceilings, bathrooms and kitchens
• Blocked toilets, sinks and waste pipes
• Overflowing tanks and cisterns
• Radiator and heating leaks
• Frozen and split pipes
• Loss of internal water supply
• Faulty stop taps and seized valves
• Emergency leak detection and containment
The main fault types
Burst pipes
A burst pipe can put a serious amount of water into a property before anyone finds the stopcock. We isolate the supply, locate the failed section, repair it, and then check what the water has actually reached — because the pipe itself is often the smallest part of the
problem.
Leaks you cannot see
Not every leak announces itself. A slow leak behind a bath, under a floor or inside a wall can run for months, and the first sign is a damp patch, a musty smell or a water bill that has crept up. We trace leaks in concealed pipework, behind bathroom and kitchen fittings and under floors, and repair what we find.
Blocked toilets and waste pipes
A blocked toilet in a house with one bathroom is an emergency, and a blocked waste pipe in a rented flat or a commercial kitchen becomes a hygiene problem quickly. We clear the blockage, restore flow, and work out what caused it so the same thing does not happen again next week.
Overflowing tanks and cisterns
An overflowing cistern or a failed float valve in a loft tank can run unnoticed for hours, and lofts are the worst place for it — the water goes straight down through ceilings. We isolate the feed, replace the failed valve or fittings, and check what has already been soaked.
Frozen and split pipes
Pipes freeze in cold roof spaces, unheated outbuildings and exposed runs, and the damage usually shows when they thaw rather than when they freeze. We locate the frozen section, thaw it safely, repair any split pipework and advise on lagging the runs
that keep causing trouble.
Loss of water supply
Losing water altogether usually means a seized valve, a failed stop tap or a fault on the supply pipe. We diagnose which, and restore the supply. Where the fault is on the underground main we repair that too.
We fix the leak and the damage it caused
This is where we differ from a plumber working alone. Most emergency plumbers repair the pipe and leave — and the customer is then left finding a plasterer for the ceiling, someone else for the flooring, and someone else again once damp appears in the wall weeks later.
Quirks is a multi-trade contractor. The same firm that stops the leak can replace the ceiling, make good the plaster, dry the structure out properly, deal with any damp that follows and put the decoration back. One contractor, one point of contact, and nothing lost in the handover between trades.
