Case Study – Out-of-Hours Leak Repair for a Landlord in Flintshire

A landlord called Quirks Property Maintenance Ltd out of hours after water was found on the hallway floor of a rented property in Flintshire. There was no visible source — just water arriving at floor level — and the call was attended as an emergency.

A leak in a rented property carries a pressure of its own. The landlord is rarely the person standing in the room, the water does not wait for the letting agent’s office to open, and every hour it runs is doing damage to someone’s home. An out-of-hours response exists for exactly this situation.

What we found

The water was coming from copper pipework running at low level along the hallway wall, concealed behind the finished surface. With the plaster cut back along the line of the run, the pipe could be inspected properly — and the cause was corrosion: a pinhole leak in the copper, with the surface of the original pipework visibly corroded along its length.

A pinhole leak is a slow failure, not a sudden one. Corrosion works through the pipe wall over years, and when it finally breaks through, the pipe weeps rather than bursts. That is what makes this kind of leak deceptive — there is no bang and no flood, just water quietly finding its way out until it appears somewhere it can be seen, often at some distance from the hole itself. By the time water is standing on a floor, it has usually been running for a while.

The repair

The corroded section was cut out and a new length of copper pipe fitted in its place, jointed with brass compression fittings and carried around the corner of the wall on a compression elbow. Compression jointing suits a repair like this: it makes a sound mechanical joint in a tight space at floor level, with no hot works against the fabric of the building.

With the new section in, the water was turned back on and the repair tested under pressure.

Outcome

The leak was traced, the corroded section replaced and the water restored on the same out-of-hours visit. The opened wall was left clean and ready for making good, which the landlord chose to arrange — sensibly, because plaster should only go back over a repaired pipe once the repair has held and the wall behind it has had chance to dry out.
