🧭 Why Correct Diagnosis Comes First

Damp is not one condition, and the treatment that fixes one type does nothing for another. Rising damp, penetrating damp and condensation look similar on a wall and have completely different causes — which is why we survey before we recommend, and why we will tell you when no treatment is needed at all.

Historic England, RICS and the Property Care Association have published a joint position on investigating moisture in traditional buildings, warning that money is wasted when the cause of damp is not properly diagnosed — and that the wrong remedial work can make the problem worse. That is why we survey before we recommend.

A damp survey identifies the actual cause, and the written report tells you what is wrong and what it will take to put right before anything is quoted.

💧 What Are the Main Types of Damp?

Damp is not one problem. Telling the types apart is the whole job — read more on the signs and causes of damp, or see the comparison table below. We treat all of them, and the timber decay that follows them, including dry rot treatment.

Rising damp

Rising damp is ground moisture drawn up through porous masonry by capillary action where a damp-proof course has failed, been bridged or was never fitted. The tell-tale signs are a tide mark up to about a metre high, white salt deposits, flaking plaster and rotting skirting. It is genuinely less common than it is diagnosed. Where confirmed, the fix is a remedial DPC, salt-contaminated plaster removed and renovating plaster applied.

Penetrating damp

Penetrating damp is rainwater entering through a defect in the building envelope — damaged pointing, porous or spalled brick, cracked render, a roof or chimney damp fault, or blocked gutters and downpipes. It shows as random patches that worsen after rain, often higher up the wall, usually without black mould. The cure is to repair the external defect first; only then does any internal making-good last.

Condensation and black mould

Condensation is the most common form of damp: warm, moisture-laden air from cooking, showering, breathing and drying clothes indoors meeting cold surfaces and forming water droplets, then black mould. It is a ventilation-and-warmth problem, not a treatment-injection problem. Solutions include Positive Input Ventilation (PIV), extract fans, improved insulation and moisture control — fixing the cause, not painting over the symptom. 🔍 Survey First, Treat the Correct Cause

Damp patches, mould, damaged plaster and musty smells can have several possible causes, including condensation, external water ingress, plumbing leaks, defective rainwater goods or a bridged damp-proof course. Because these problems require different solutions, treatment should never be specified from the visible symptoms alone.

The joint guidance published by Historic England, RICS and the Property Care Association supports a whole-building approach that identifies the source of moisture before remedial work is recommended. Damp floors

Concrete floors are porous and let ground moisture rise by capillary action where the damp-proof membrane has failed or was never fitted, damaging carpets, vinyl, laminate and timber finishes. Depending on the slab and the moisture readings, the fix is a new membrane, a surface damp-proof system or an epoxy resin coating — chosen after the floor is tested, not guessed. Before, During and After – Damp Proofing & External Drainage in Deeside, Flintshire

A homeowner in Deeside (CH5) asked Quirks to deal with damp affecting the ground-floor walls of their property. Our survey found a failed damp proof course, with a downpipe that was not discharging correctly, allowing rainwater to collect at the base of the external wall. The team removed the damp-affected plaster, installed a new damp proof course with a studded damp-proof membrane to the treated walls, and excavated along the external wall to install ACO channel drainage, carrying rainwater away from the house. A trickle vent and a dMEV extract fan were fitted to improve ventilation, and the walls were replastered and finished with new skirting, ready for decoration. The work was completed in March 2025, and the customer left a verified 10/10 review.

Why the work was needed

The ground-floor walls showed damp staining and tide marks above the skirting line, and decoration in the affected room was starting to spoil. Our survey found two problems working together: the damp proof course had failed, and a downpipe was not discharging correctly, allowing rainwater to collect at the base of the external wall. Left untreated, damp of this kind continues to draw moisture into plaster and decoration and worsens over time. The remedy dealt with both sides of the problem: a new damp proof course and studded membrane internally, and ACO channel drainage externally to carry water away from the base of the wall — with the ventilation improved so everyday moisture has a way out of the house.

As part of the ventilation improvements, a dMEV fan was installed to provide continuous low-level extraction. This helps remove moisture-laden air generated by everyday activities and reduce the risk of condensation. If the installed model includes humidity controls, the unit can increase extraction automatically when humidity levels rise.

Do you cover commercial and rental property?

Usually not — most policies treat rising damp and general damp as maintenance, not a sudden insured event. Damage from a one-off escape of water, such as a burst pipe, is often covered, and the resulting damp may be too. We tell you honestly which applies and document it accordingly when it is relevant to a claim.

Product and workmanship guarantees are provided where applicable, depending on the system installed and manufacturer terms. Where a guarantee applies, we provide the paperwork your solicitor will ask for.

Where genuine rising damp is treated, salt-contaminated plaster usually has to come off and be replaced with a renovating plaster, because the old plaster holds the salts that keep drawing moisture. Where the cause is penetrating damp or condensation, often no replastering is needed at all.

A treated wall typically dries at roughly 25mm of wall thickness per month, so a solid wall can take several months to fully dry before final decoration. We advise on realistic timescales and the right breathable finishes to use during the drying period.

For most domestic damp work, no — it is carried out room-by-room and you can stay in the property. Larger basement or whole-floor projects are the exception; we will tell you upfront if any disruption means moving out is sensible.
