Send us photographs of the work required and we’ll advise on the next steps.

In short: Quirks looks after houses and flats for the people who own them. One contractor covers the repairs, the damp, the structural problems and the improvements, so one call sorts the lot — and when something cannot wait, we run a 24-hour emergency call-out service.

Property repair at a family home
Leaks, roof and gutter faults, broken doors and windows, storm damage and the awkward jobs a handyman cannot take on. Send us photos, get a written price, and our own operatives do the work and clean up after themselves.

Damp-proofing treatment in a home
We find the cause before we treat it: rising damp, penetrating damp, leaks, condensation and poor ventilation. Damp-proofing, replastering and ventilation work by our own damp-proofing operatives, with a written survey where you need one.

Structural crack repair on a house wall
Cracked walls, dropped bay windows, failed lintels, repointing and chimneys — investigated properly, and repaired to an engineer’s specification where one is needed. We never guess at structural work.

Completed garage conversion living space
Turn the garage into a room the house actually uses — handled from survey to completion by one contractor.
No chasing three different trades.
The four cards above are where most jobs start, but the point of one contractor is breadth. Our own operatives cover:
Electrical work is carried out by NAPIT registered engineers and gas work by Gas Safe registered engineers we bring in, alongside our own trades.
Homeowners we look after
A leak, a crack, a damp patch, a door that will not shut. Send a few photos on WhatsApp with your postcode and we come back with a written quotation — one contractor, one price, no chasing three different trades.
If a survey has flagged damp, movement or roof problems on a house you are buying, our pre-purchase quote service puts a real repair price against the surveyor’s wording — often the difference in your next offer.
Walls coming out, new openings, steels in, garages becoming rooms. We arrange the calculations and do the building work as one job. Where work needs Building Regulations approval we tell you before we start and arrange the Building Control route that applies.
Local housing stock
Most of the houses we work on are pre-war or older: solid-wall terraces in Chester, Wrexham and the Wirral towns, 1930s semis with their original bays and lintels, stone cottages in the Flintshire hills and ex-council stock around Deeside. A lot of them have had cement pointing or modern plasters put onto walls that were built to breathe — and that is where much of the damp we treat actually starts.
The pattern repeats every autumn: gutters block, a chimney or a bay starts letting water in, a cold corner grows mould, and the crack that was ‘always there’ opens a little wider. Caught early, most of these are modest jobs. Left for a few winters, they become structural ones.
A lot of our structural work starts life as an improvement: a wall coming out between the kitchen and the dining room, a new opening needing a steel, a garage becoming a playroom. Done with the right calculations, it adds space and value. Done badly, it is where the cracks come from.
One point of contact
House problems rarely respect trade boundaries. The damp patch in the bedroom is often a gutter fault; the sticking door is a dropped lintel; the crack in the render goes back to a leaking downpipe. Call three separate trades and each one sees their own piece. We diagnose across the trades, fix the cause as well as the symptom, and you get one written quotation and one invoice.
All trades under one roof is also why the work gets finished: the plasterer follows the damp team, the decorator-ready finish follows the plasterer, without you project-managing the gaps between firms.

They then returned again the day after to carry out the further work needed. The issue involved a concealed water leak, so they had to investigate and open up areas to locate the source, before carrying out the necessary plumbing work. They were really helpful throughout, explained what they were doing clearly and left everything tidy. They also provided all of the paperwork and breakdowns I needed for the insurance claim, which made a stressful situation much easier to deal with.Communication was great from start to finish, they were professional, reliable and genuinely helpful. I wouldn’t hesitate to recommend Quirks and would definitely use them again.”
“I highly recommend Quirks Property Maintenance who have done three jobs for us now. Getting in touch with them is easy as they respond very quickly. They give you a quote for a job and will answer any queries you have about the work. Once you’ve agreed on the start date they turn up promptly, clean up every day and work until the job is done. I’ve been very pleased with their work on all occasions.”
“They did an amazing job sorting out my list of repairs. Excellent workmanship and cleaned up after. Definately use them again.”
How it works
You don’t need to describe the problem down the phone. A photo tells us most of what we need.

Your questions
It depends on the job: the size of the repair, whether the cause has to be found first (damp and leaks especially), access, and whether an engineer’s specification is needed for structural work. You pay for the job — there is no retainer and no monthly fee. Most jobs we can price from photographs — send yours on WhatsApp or by email and we’ll come back with a written quotation.
Yes. If it is worth you finding someone to do it, it is worth us pricing it — small repairs are often photographed, priced and done in a single visit.
Not as full refits — we have moved away from that work to concentrate on repairs, damp, structural work and conversions. We still deal with the problems behind kitchens and bathrooms: leaks, damp, ventilation and structural issues.
Yes, across all trades: burst pipes, storm damage, roof leaks, blocked drains, break-ins and boarding up. WhatsApp us the address and a photo at any hour and we will come back to you.
Sometimes — and we will tell you when. Cracks, new openings and wall removals can need an engineer’s calculations and Building Control involvement; we arrange what is needed and carry out the work to the specification rather than guessing.
Yes. If the job turns out to be more than the photographs showed, we stop and show you photographs of what we have found before any extra work is priced or done.
Yes — a workmanship guarantee on completed works, and you get before and after photographs of every job for your own records.
Yes — electrical work is done by NAPIT registered engineers and gas work by Gas Safe registered engineers we bring in, so the whole job still runs through one contractor and one invoice.
We regularly repair storm, flood and escape-of-water damage, and we provide the written quotations, reports and photographs your insurer asks for. You deal with your insurer; we make the paperwork easy.
