WREXHAM INDUSTRIAL ESTATE — COMMERCIAL OFFICE SUITE
A burst pipe over a bank holiday weekend flooded the office accommodation within a commercial unit on Wrexham Industrial Estate. Water escaped from the kitchen area and spread through the open-plan office while the building stood empty, reaching the suspended ceiling void and running down into the demountable partition walls.
We quoted for emergency extraction and drying on 3 June 2026 and opened up the ceiling to trace how far the water had travelled.
Readings at a partition beside a radiator were elevated well above floor level — a profile often reported as rising damp. It was nothing of the sort: the meter responds to conductive material, and the framework, ceiling grid, pipework and cabling were all within range.

Commercial drying equipment was installed and the affected area cordoned off.
Readings were taken through the drying period rather than the equipment being left to run unmonitored, so the decision to stop drying was based on the readings rather than the calendar.

Sections that had not dried were removed under control. Electrical services were isolated by a qualified electrician and the heating drained before the radiators came off.
That exposed the timber sole plate at the base of the partitions — the one element that had sat in the wettest part of the construction, concealed where nobody could see it.

Reinstatement has deliberately not followed: the client is redesigning the office layout, and the one time a commercial floor plan is genuinely free to change is when the walls are already open. This case study covers the emergency drying, the controlled strip-out and the sole-plate assessment.

Flooding can lead to:
After a flood, the most serious damage isn’t always visible. Moisture trapped within walls, floors and structural elements can lead to long-term deterioration and mould growth.
Can cause mould, rot and structural decay if not detected and treated quickly.
Moisture can be hidden behind plasterboard, under floors and inside insulation.
Industrial drying equipment removes moisture efficiently and safely.
Rapid action reduces repair costs and protects your property long-term.
Surfaces can look dry while moisture remains trapped inside. Our moisture surveys and controlled drying ensure your property is returned to a safe, dry condition.
Not all flood water is the same. The water category determines the level of contamination, the risks involved and the correct restoration approach.
Comes from a burst supply pipe, tank or appliance feed. Contains minimal contamination.
Contains some chemicals, detergents and biological contaminants.
Heavily contaminated with sewage, chemicals, bacteria and other harmful materials.
Our water-damage restoration and structural drying procedures are carried out in line with recognised industry guidance, including IICRC principles where applicable.

The clean-up and drying should start as soon as the property is safe to enter. Water tracks under floor coverings and into the base of the walls within the first hour, and mould can begin in hidden voids within a few days. The repairs themselves are different — those should not start until the readings say the structure is dry, because starting them early is what causes the job to be done twice.
It depends on how much water there was and how much of the structure it reached. A small clean-water flood can be a few weeks. A ground floor soaked in dirty surface water is usually two to three months including drying time. We give you dates as the job goes on, and the rebuild starts when the moisture readings allow, not when the calendar suggests.
Only where the readings say it has to come off. Flood-soaked plasterboard rarely survives; solid plaster on a wall that can dry sometimes does. Where the water was contaminated — drains, sewage or river water — more has to come out regardless of the readings. We strip what has to go and keep what can genuinely be saved.
Safety first: keep clear if you suspect a gas leak, isolate the electrics only if the consumer unit is safe to reach, and stay out of contact with the water. Then, if it is safe to do so, photograph every affected room before anything is moved or cleaned up — dated pictures strengthen any insurance claim. Then call 01244 638219, any hour.
It can. Prolonged saturation weakens timber floors and joists, corrodes hidden fixings and affects plaster well above the waterline. In most homes genuine structural damage is the exception rather than the rule, but that is exactly what the survey is there to rule in or out before anything is closed back up.
We cover Flintshire, Chester, Cheshire, Wrexham, Ellesmere Port, the Wirral and North Wales, 24 hours a day. Call 01244 638219 or send photos on WhatsApp to 07719 535523 and we will tell you straight away whether you are inside our area.
Yes. We prepare detailed, itemised quotations room by room for you to put to your insurer or loss adjuster, and where an adjuster has questions about the quotation, we will go through it with them. We also hand over the moisture survey record and drying progress reports — dated, photographed readings your insurer can check. The claim itself stays yours: what your insurer decides, and how quickly, is theirs, and our part is making sure nothing is missing from the file.
There is no standard figure — it depends on how far the water reached, whether it was clean or contaminated, how much has to come out and how much has to be rebuilt. We survey the property first, then give you an itemised quotation with strip-out, drying, reinstatement and decoration priced separately rather than as one lump sum, so you and your insurer can see what each part costs. The survey and quotation come before any commitment.
