FLOOD RECOVERY, NOT JUST WATER REMOVAL

When a property floods, removing the water is only the beginning

When a property suffers flooding, removing the water is only the beginning of the recovery process.

Floodwater can leave behind silt, bacteria, sewage contamination, microorganisms, chemicals, odours and moisture within the building fabric. Affected areas may therefore require professional cleaning, decontamination, sanitisation and drying before they can safely return to normal use.

Quirks Property Maintenance Ltd provides flood cleaning, decontamination, sanitisation, structural drying and reinstatement services for domestic, commercial and industrial properties throughout Flintshire, Chester, Wrexham, Wirral, Cheshire and the rest of North Wales.

One contractor takes the job from the initial response through cleaning, decontamination, drying, strip-out and full reinstatement — with no handoff between firms.

24/7 EMERGENCY FLOOD RESPONSE

Emergency Flood Response

We provide 24/7 emergency flood response across Flintshire, Chester, Wrexham and Wirral. Flood damage can deteriorate quickly, particularly where contaminated water or high levels of moisture are involved — the first 24 to 48 hours are often critical.

Early intervention can help reduce secondary damage to building materials and finishes.

Our emergency response service can assist with:

  • Flood assessment
  • Emergency make-safe works
  • Water damage assessment
  • Contamination assessment
  • Removal of affected materials
  • Cleaning and sanitisation
  • Drying equipment
  • Temporary works
  • Follow-on building repairs

Where the flooding stems from a burst pipe or plumbing failure, our 24-hour emergency plumber service can deal with the source, and we can repair water-damaged ceilings, floors and walls as part of the same job.

WHAT THE WORK CAN INVOLVE

Removal of silt, dirt and flood debris
Cleaning of affected floors and walls
Cleaning of accessible hard surfaces

NOT ALL FLOODWATER IS CLEAN

Flood Decontamination

Floodwater should not automatically be treated as clean water.

Depending on its source, floodwater can contain sewage, bacteria, microorganisms, oils, chemicals and other contaminants.

Our initial assessment considers the likely source and extent of the flooding before determining an appropriate cleaning and decontamination approach.

Where contaminated water has entered a building, suitable PPE and contamination-control procedures are used during the works.

Physical contamination is removed before sanitisation takes place. Simply spraying disinfectant onto a dirty or contaminated surface is not effective.

GREY AND BLACK WATER

Sewage & Contaminated Water Flooding

Flooding involving drains, toilets, foul water or sewage has to be treated as contaminated — what the industry classes as grey or black water (Category 2 or 3), as opposed to a straightforward clean-water (Category 1) escape — and requires a greater level of contamination control.

Contaminated water can affect floors, walls, skirting boards, plasterboard, insulation, timber and other porous materials.

Where materials cannot be adequately cleaned and sanitised, removal may be recommended.

Once contaminated materials have been dealt with, the remaining suitable surfaces can be cleaned and sanitised.

ELEVEN STAGES

Our Cleaning & Sanitisation Process

The precise process will depend upon the individual property, but works can typically involve:

1
Initial inspection of affected areas
2
Identification of the likely floodwater source and contamination risk
3
Establishment of appropriate PPE and working controls
4
Removal of standing water, sediment, debris and loose contamination where required
5
Removal or isolation of materials that cannot be satisfactorily cleaned
6
Thorough cleaning of suitable affected surfaces using appropriate professional cleaning products
7
Application of an appropriate professional disinfectant or sanitiser, in accordance with the manufacturer’s specified dilution, application method and contact time
8
Assessment of remaining moisture within affected building materials, using moisture meters and thermal imaging where appropriate
9
Installation of drying equipment where required
10
Monitoring of the affected areas where structural drying is undertaken
11
Final inspection and photographic documentation

MOISTURE YOU CANNOT SEE

Structural Drying & Dehumidification

A property can appear dry while significant moisture remains within floors, walls and other building materials. We use moisture meters and thermal imaging to locate hidden moisture behind walls and under floors, and to track drying progress.

Where required, Quirks can provide professional drying equipment to assist with reducing moisture levels following flooding.

This can include:

  • Commercial dehumidifiers
  • Air movers
  • Ventilation
  • Moisture monitoring
  • Targeted structural drying

Drying requirements are assessed individually because the equipment and duration required will depend on the construction of the property and severity of the water damage.

WHEN CLEANING IS NOT ENOUGH

Removal of Flood-Damaged Materials

Certain materials may not be suitable for cleaning following significant or contaminated flooding.

Depending upon the circumstances, this can include:

  • Plasterboard
  • Insulation
  • MDF
  • Timber products
  • Skirting boards
  • Floor coverings
  • Underlay
  • Damaged joinery
  • Other absorbent or porous materials

Where removal is necessary, we can provide a separate scope for strip-out and subsequent reinstatement.

ONE CONTRACTOR, START TO FINISH

Flood Damage Repairs & Reinstatement

One advantage of using Quirks is that our involvement does not necessarily end once the property has been cleaned and dried. We can continue into the flood damage restoration and reinstatement stage.

As a building and maintenance contractor, we can also undertake many of the repairs required to return the affected areas to use.

Reinstatement works can include:

  • Plasterboard replacement
  • Plastering
  • Joinery
  • Skirting and architraves
  • Flooring preparation
  • Masonry repairs
  • Damp-related repairs
  • Decorating
  • Plumbing works
  • Electrical works through appropriately qualified trades
  • General building repairs

PUBS, BARS AND LICENSED PREMISES

Pub & Beer Cellar Flood Cleaning

Flooding within a pub or beer cellar can create additional problems because the affected area may contain drinks storage, cellar equipment, electrical installations, drainage systems and surfaces that need to be hygienically cleaned.

Quirks can provide professional cleaning and sanitisation of the building surfaces within affected cellar areas — for pubs and licensed premises across Flintshire, Chester, Wrexham and Wirral.

The process may include removal of sediment and contamination, detergent cleaning, washing and sanitisation of suitable surfaces using appropriate professional products.

Most breweries and drinks suppliers will not send a technician to inspect or recommission beer lines, cellar cooling and dispense equipment until the cellar has been cleaned and sanitised to a professional standard and a written cleaning report has been provided. Quirks carries out that clean and supplies the report, so the technician visit can go ahead.

TELL US WHAT THEY HAVE ASKED FOR

Brewery & Landlord Requirements

Where a brewery, landlord, insurer or managing agent has issued specific flood-cleaning requirements, please send us a copy before works commence.

We can review the requirements and, where they fall within our scope and competence, structure our works and completion documentation accordingly.

This is particularly useful for pubs and licensed premises, where the brewery or drinks supplier will usually ask for a cleaning report — naming the products used, the method of cleaning, the date and time of the work, the cleaning company’s details and the specific areas sanitised — before its technician attends to reinstate cellar equipment.

DOCUMENTED AND EVIDENCED

Flood Cleaning Reports & Documentation

Businesses, landlords and homeowners may require documentary evidence of the cleaning and sanitisation works undertaken following a flood.

This may be requested by a brewery, landlord, managing agent, insurer, environmental health department or another interested party.

Where requested, Quirks can provide a written completion report detailing relevant information such as:

Contractor details
Property address
Date and time of attendance
Areas treated
Description of the works undertaken
Cleaning method (for example surface wipe-down, fogging or jet washing)
Sanitising/disinfecting products used
Relevant Safety Data Sheet information
Photographic evidence
Observations made during the works
Recommendations for additional remedial works where appropriate

YOUR CLAIM STAYS YOURS

Working Alongside Your Insurance Claim

Much of our flood work is the subject of an insurance claim. We provide quotations, moisture records, photographic evidence and written reports that you can submit as part of your own claim.

We never negotiate, chase or settle the claim itself — that stays between you and your insurer — and we are not loss adjusters. Your insurer decides the claim.

THE QUESTIONS WE ARE ASKED MOST

Flood Cleaning — Frequently Asked Questions

How quickly can you get to us after a flood?

We run a 24-hour emergency line for flood work, so you can call at any time of day or night. How quickly we can attend depends on where you are and what else is happening that day, so rather than promise a fixed response time we ask you to WhatsApp us photos or videos of the affected areas along with the property location. We can then assess the situation straight away and tell you honestly what we can do and when. Early action matters — the sooner cleaning and drying begin, the less secondary damage floodwater causes.

Yes — this is the situation we see most often with pubs. Breweries and drinks suppliers usually require the cellar to be cleaned and sanitised to a professional standard, with a written report, before their technician will attend to check beer lines, cellar cooling and dispense equipment. We clean and sanitise the building surfaces within the affected cellar and bar areas — floors, walls and accessible hard surfaces — removing sediment and contamination before washing and sanitising with appropriate professional products, then provide the report the brewery asks for. The equipment itself is inspected or treated by their specialist; we work around that and coordinate timings with them.

Yes, but it changes the process. Water from drains, toilets or foul sewers is classed as grey or black water — Category 2 or 3 — and has to be treated as contaminated, which means stricter contamination controls, suitable PPE, and removal of any materials that cannot be adequately cleaned and sanitised — commonly plasterboard, insulation and other porous materials. Physical contamination is removed first; disinfectant is never simply sprayed over a dirty surface. Once contaminated materials have been dealt with, the remaining surfaces are cleaned and sanitised before drying begins.

Yes. Where requested we provide a written completion report covering the areas treated, the works undertaken, the cleaning methodology, the sanitising products used with relevant Safety Data Sheet information, photographic evidence, and any recommendations for further remedial work. This is often needed before staff, other contractors or brewery personnel are permitted back into affected areas.

We regularly work on flood damage that is the subject of an insurance claim. We provide quotations, moisture records, photographs and reports for your own claim, and we are happy to discuss the scope of works directly with your loss adjuster on jobs we are quoting or carrying out. We never negotiate, chase or settle the claim itself — that stays between you and your insurer — and we are not tied to any single insurer. Whether the damage is covered is always your insurer’s decision.

It depends on the construction of the building, the materials affected and how long the water was standing, so we do not promise a fixed number of days. A property can look and feel dry while significant moisture remains inside floors and walls, which is why we assess moisture levels, install drying equipment where required and monitor the affected areas until the readings show the building is ready for reinstatement.

Yes — this is one of the main reasons our clients use us. As a building and maintenance contractor we can carry out most of the reinstatement work ourselves: plastering, joinery, skirting, flooring preparation, masonry and damp-related repairs, decorating and plumbing, with electrical works through appropriately qualified trades. One contractor takes the job from the initial clean-up through to handing the space back ready to use.

If it is safe to reach your consumer unit, turn the electricity off in the affected areas — if you are in any doubt, leave it to a competent person. Keep people out of contaminated water, especially where drains or sewage are involved. Don’t start pulling up floor coverings or throwing things away before photographing everything — those photographs matter for your insurance claim. Then WhatsApp us photos or videos of the damage with the property address and, if known, the cause of the flooding, and we will advise on the next steps.
