One-bathroom houses make a blocked toilet an emergency by definition, and in tenanted flats and commercial kitchens a backed-up waste pipe turns into a hygiene problem within hours. We clear the blockage, get everything flowing and — importantly — find out what caused it, because a blockage that comes back next week was never really cleared.

Case Study – Finding a Concealed Burst Pipe That Two Plumbers Had Missed, Wirral

The owner of a house in Wirral called Quirks Property Maintenance Ltd on a Sunday with water coming through the ground floor ceiling. Two plumbers had already been out. Both had gone into the ceiling from below, and neither had found where the water was coming from.

Our engineer found it within fifteen minutes of arriving.

Why the ceiling was the wrong place to look

Water through a ceiling tells you where the water is landing, not where it is escaping. On a first floor served by pipework in the walls and under the boards, the source can be well away from the stain — and opening the ceiling shows you wet insulation and dripping joists, not a leaking pipe.

There was no visible source at ceiling level, which pointed to a concealed failure above it. So rather than open the ceiling any further, we went to the first floor, traced the pipe run, opened the wall and lifted the floorboards. That is where the pipe was.

What we found

A 22mm copper pipe carrying the hot feed to the first floor had perforated through the pipe wall and was leaking under pressure into the ceiling void below. The pipe was buried in the wall and under the floor — not visible, not accessible, and with no warning before it went. Green corrosion staining on the copper marked the point of failure.

Stopping it, then fixing it properly

The permanent repair was carried out the following day: the failed section of 22mm pipe was cut out and replaced with new pipework on push-fit fittings, the hot feed reinstated, and the system pressure-tested before it was left in service. The affected section was isolated the same visit so the escape of water stopped, and the property was left safe for the night.

Doing it in two visits was the right call rather than a compromise. A Sunday evening is for stopping the water. A permanent repair on a hot feed, tested under pressure, is better done in daylight with the right materials to hand.

The report for the insurer

A burst pipe of this kind leaves damage well beyond the pipe: a stained and softened ceiling, an opening in the ceiling, a first-floor wall opened up and floorboards lifted to reach the pipe. All of that is an insurance claim, and a claim needs a written account of what failed, where, why it could not have been seen, and what it took to reach it.

We provided that report — cause, finding, action taken and the making good required — so the owner could take it straight to the insurer. The making good itself, including cutting out and replacing the affected plasterboard and re-skimming the full ceiling, was set out for separate quotation, with a clear note that the structure should be dried before any finishes go back on.

Outcome

The leak that two earlier call-outs had not found was located within fifteen minutes, isolated the same day and permanently repaired the next, with a written investigation report supplied for the owner’s insurance claim.

Then move what you can and photograph the damage before tidying anything, in case there is an insurance claim.
