Property Types in the Wirral

What the rules say
Building Regulations & the Permanent Repair
Temporary boarding is not building work under the Building Regulations, so securing the property never waits on an application. The permanent repair can be different: replacing a window or an external door is a controlled fitting, registered through a competent-person scheme such as FENSA or CERTASS or notified to Building Control, and a structural repair around a forced opening may need Building Control involvement too.
For properties in the Wirral the local authority is Wirral Council, and its Building Control team can be found at Wirral Council Building Control. We tell you at the quotation stage which route applies.

Case Study – Boarding Up a Bungalow After a Car Went Through the Wall in Wirral
The owner of a bungalow in Wirral called Quirks Property Maintenance Ltd after a car had driven into the front of the property. It had gone through the timber-clad wall of the porch, taking the window with it, and the house was open at the front. We were there the same day, within hours of the call.
What we found
The porch was timber-framed and clad, and a timber wall takes an impact very differently to brick. Rather than punching a hole, the car had pushed the whole panel inwards: the cladding was split and torn from the studs, the studwork itself was broken and displaced, and the uPVC window had been shoved out of its opening and was hanging from one side with the glass gone. Inside, the wall lining had folded in across the floor, with insulation, glass and timber over everything.
With a timber wall the concern is not just the opening but what the wall was holding up. The studs that had been broken were part of the structure carrying the porch roof, so before anything was boarded the roof above had to be looked at and supported.
Making safe and boarding up
The roof over the damaged section was supported first, so that nothing was relying on broken studwork while we worked or afterwards. The loose cladding, timber and glass were then cleared from inside the porch and from the drive outside, so the area could be walked and the family were not stepping over glass to get into their own house.
The damaged section was sheeted over from the outside with OSB and plywood, cut to the full extent of the damage rather than just the window opening, battened across and fixed back into sound timber on either side. That closed the porch against weather and made it secure, and it left the broken structure protected until it could be rebuilt.
What came next
A board is the first job, not the last. The permanent rebuild that followed — the front wall and cladding, including the porch, with new studwork and a new window — is written up as its own case study on our Emergency Builder in Wirral page. Boarding and rebuilding with the same contractor meant the family dealt with one company from the day the car hit the house to the day the porch was back as it was.
Outcome
The bungalow was made safe, cleared and boarded within hours of the call, with the porch roof supported and the damaged wall sheeted over from the outside, ready for the rebuild that followed.
