Specialist Building & Property Maintenance Services You Can Depend On.
COMMERCIAL · RETAIL · INDUSTRIAL · PUBLIC SECTOR
Quirks Property Maintenance Ltd keeps commercial buildings across North Wales, Cheshire and Wirral safe, dry and trading — from urgent call-outs and make-safe attendance to planned maintenance programmes, with clear communication on every job.

In short: Quirks is a single maintenance contractor for commercial, retail, industrial and public sector buildings across North Wales, Cheshire and Wirral. We attend urgent faults, make buildings safe, carry out the full repair and run planned maintenance — so facilities managers and agents deal with one firm, not six.

Urgent faults attended and made safe — roof leaks, storm damage, failed doors and locks, drainage problems and unsafe structures.

Scheduled inspections and programmed works that catch small faults before they interrupt your building.

Roof repairs, rainwater systems, brickwork, repointing and external fabric kept in good repair.

Cracks, lintels, beams and new openings — engineer-specified work installed and properly recorded.
Commercial buildings do not fail at convenient times. A roof leak over stock, a failed entrance door at opening time or a blocked downpipe flooding a yard all need the same two things: someone who attends as soon as they can, and someone who can carry out the full repair without handing you off to a second firm.
Quirks works for facilities managers, managing agents, letting agents, commercial landlords, schools, offices, shops, hospitality venues and industrial occupiers. Because every trade is managed under one roof, the person who makes the building safe and the team who complete the repair work to the same plan — one contact, one set of paperwork, one firm responsible for the result.
We plan works around trading hours and occupancy, protect the working area, and photograph the job before, during and after, so you have a record for your files and your insurer without chasing anyone for it.
We maintain commercial property across North Wales, Cheshire and Wirral, including Flintshire and Deeside, Chester, Ellesmere Port, Wrexham, Denbighshire and Conwy.

Reactive maintenance is the work that cannot wait for a quote cycle: water coming in, a door that will not secure, a drain backing up into a trading area. Our first job is to make the building safe and stop the damage spreading; the full repair follows, properly quoted and agreed in writing.
Typical call-outs include roof leaks and water ingress, storm damage, internal flooding and ceiling failures, failed doors, locks and access points, drainage problems, broken glazing and boarding up, and defects that make part of a building unsafe to use.
Our 24-hour response covers commercial premises across the areas above. WhatsApp is the quickest way to reach us — photographs of the problem let us bring the right materials.
Emergency call-outs are subject to availability, weather, safe access, location and the nature of the damage. We will give you an honest indication of attendance when you call.
Most expensive failures start as cheap ones. Planned maintenance keeps gutters clear, rooflines sound, doors compliant and small defects dealt with before they close part of your building — and it gives you a dated condition record for budgeting and insurance.
Programmes are built around your building, not a standard checklist: gutter and rainwater clearance cycles, roof and external fabric inspections, fire door inspections carried out by a FireQual Level 3 qualified inspector, and programmed repairs grouped to cut access costs and visits.
Many clients combine the two: a planned programme for the fabric, and our reactive service for everything in between.
We arrange a visit to assess the building and understand how it’s used.
Damp surveys and treatment for offices, shops and commercial lets are carried out by our FOD Certified Surveyors.

Shops, restaurants and licensed premises cannot shut for repairs. We work around trading hours, keep entrances usable and leave the front of house clean and presentable at the end of every visit — from storm-damaged shopfront doors to leaking rooflines over stock.

Steel-framed and portal-frame units bring their own faults: failed hopper heads and downpipes, roof sheet and rooflight leaks, damaged brick cladding, and structural alterations such as new openings through blockwork. We carry out this work in live production environments, with stock protected and aisles kept usable.

For schools, care settings and public buildings we provide DBS-checked operatives, risk assessments and method statements for every job, and safe systems of work in occupied sites. Disruptive works are planned for holidays or out of hours wherever the job allows.
A single fault often crosses three trades: the storm damages the roof, the water ruins the ceiling, the ceiling takes the lighting with it. Managed as three separate contractors, that is three quotes, three visits and three firms pointing at each other. Managed by Quirks, it is one plan, one responsible firm and one invoice.
For the people running buildings, that means fewer calls to make, one set of paperwork to hold on file, and one sequence of trades — set by us, not by whoever answers the phone first.

Would recommed 100%.”
“Cracking job, neatly done, no mess no fuss, in the middle of a busy office”
“Quirks Property Maintenance was commissioned for a charity of which I am a trustee to covert existing space into office and treatment rooms, and a gym. The scope covered removal of existing internal structures and rebuilding, including electrical and plumbing reconfiguration. Unexpected structural problems were encountered which QPR immediately recognised, proposed and delivered a solution. All the work was completed with a minimum of delay and cost. QPR work has been to high standard, delivered professionally and with excellent customer focus. This was a substantial investment for our charity and we are very please with result.”
How it works
You don’t need to describe the problem down the phone. A photo tells us most of what we need.

Your questions
Everything a commercial building needs to stay safe, dry and open: reactive repairs, planned maintenance programmes, roofing and rainwater work, brickwork and structural repairs, damp and water-damage work, joinery, doors and general building repairs. The trades list above covers the full range — and if a job crosses several trades, it stays one job with one contractor.
Yes — we run a 24-hour reactive service for commercial premises. Urgent and safety-related faults are prioritised, and the first visit is about making the building safe and stopping the damage spreading. WhatsApp is the quickest way to reach us with photographs of the problem.
It depends on the building and the work: the size and condition of the property, the nature of the fault, access and working-at-height requirements, materials, and whether works are one-off repairs or part of a planned programme. Most jobs we can price from photographs — send yours on WhatsApp or by email and we’ll come back with a written quotation.
Yes — most of our commercial work is in buildings that stay open. We protect the working area, contain dust, and plan noisy or disruptive stages around your hours. Where a building trades through the works, that is designed in from the start, not worked around on the day.
Gas and electrical work is arranged through the Gas Safe and NAPIT registered engineers we work with, alongside our own trades — so a job that needs a roofer, a plasterer and an electrician is still one booking and one invoice.
Yes. Risk assessments and method statements are available for every job, and insurance documentation is available on request. Works are carried out in line with the Building Regulations that apply in England or Wales, as the building requires, and with industry standards.
Yes — planned programmes are built around your building and budget, from a simple annual gutter and roofline cycle to scheduled inspections across a portfolio. There is no standard package; tell us what you manage and we will put a programme to you in writing.
Yes. For storm, flood, fire and water damage we work alongside your insurer or loss adjuster, and our photographed before, during and after records support the claim file.
