If anyone is at risk, that comes first

In short: Across Flintshire and Deeside, we aim to make a damaged door safe and secure on the first attendance wherever conditions allow, with the permanent repair quoted in writing. Timber, uPVC, composite and aluminium shopfront doors, fire and exit doors, frames, hinges, closers, locks and cylinders. From our base in Ewloe Green.

A forced or damaged door can leave a property insecure. Put personal safety first. If you think a break-in is still in progress, or you are not sure the property is empty, call 999 and do not go in. If the damage came with a fire, a gas smell, a live cable exposed in the frame, or part of the building has moved so the door no longer fits its opening, ring the emergency services before you ring anyone else.

Only once you are sure it is safe to be there:

Do not force a jammed door open or shut.

A door hanging on one hinge can come off the frame altogether.

If the door will not lock and it is safe to stay, keep someone in the property, or move anything valuable out of sight of the opening.

If it is not safe to stay, leave and tell us that when you contact us.

If you can do it safely, take photographs: the whole door from inside and out, the hinges, the lock and the frame where the damage is.

Send them to us on WhatsApp. Do not go back into a property to take photographs.

If the police have been, ask for the crime reference number.

Where required, we can provide photographs, reports and quotations to support an insurance claim.

What we attend

The doors we attend, and what usually needs doing

The call-outs fall into a handful of patterns, and the fix is usually one of these:

  • Forced or kicked doors — the frame split at the keep or the hinges, the door itself often sound. The frame is spliced or renewed and the door re-hung on new fixings; the lock is replaced where the cylinder has been snapped.
  • Doors hanging on one hinge — the hinge has corroded through or its screws have pulled out of soft timber. The door is supported, re-hung on new or heavier hinges, and the keep re-cut so it latches cleanly again.
  • Dropped doors that will not shut — the door has sagged in the frame and binds on the head or the floor. Re-hung, re-aligned and the hardware re-set rather than planed down, which only hides the fault.
  • Locks that will not turn — a snapped cylinder, a failed multipoint gearbox on a uPVC or composite door, or a mortice lock that has given up. The lock, cylinder or gearbox is replaced and the keeps adjusted.
  • Broken glass in the door — the opening is boarded on the visit and the glazing arranged once the property is secure, rather than a pane fitted in the dark.
  • Fire doors and exit doors — hinges, closers, seals, panic bars and exit hardware, and the leaf itself, repaired to standard or the doorset replaced.
  • Locked out — depending on the door and lock type we can usually gain entry; where the only way in would damage the door or frame we tell you before we start, and we repair what we have to open.
  • Shop and office doors — manual aluminium shopfront doors that have dropped or will not lock, failed overhead closers and floor springs, worn handles and pivots, dealt with so the premises can open and close securely.

Doors we do not attend: roller shutters, automatic and sliding shopfront doors, bifold and sliding patio doors, and garage doors. If that is what you have, we will say so when you send the photograph.

BUCKLEY, FLINTSHIRE — HIGH STREET OPTICIANS

Recent emergency door repair project

A high street opticians in Buckley called us in the evening. The bottom hinge had come away from the shop’s front entrance door, and the door was hanging on the top hinge alone. It had been locked in place to hold it where it was, and the concern was that opening it would take the top hinge with it. A shop with a glazed entrance door hanging off its frame cannot trade, and cannot safely let anybody through it either.

BEFORE

Hanging on one hinge

The door is a glazed commercial shopfront entrance door (retail property maintenance) in a metal frame. It is the heavy, constantly used kind that every retail unit on a high street has, opened and closed a few hundred times a day and rarely thought about until it stops working. Locked shut, it looked almost normal from the pavement. Open it and the problem was obvious: the leaf had dropped out of square and was leaning, with the whole weight of the door carried on the top hinge.

That is the state a door should not be left in. The remaining hinge is taking a load it was never meant to take on its own. If it lets go, a large glazed leaf comes away from the frame at the entrance to a shop, at the moment somebody pushes it. Locking it shut and leaving it alone overnight was the right call.

Opened up: the leaf sitting out of square and leaning, with the load carried on the top hinge alone.
DURING

Corroded through at the fixing point

We inspected the door on site rather than pricing it from the photographs, because you cannot judge the condition of a hinge and the metal around it from a picture. The existing hinge was severely corroded and had failed. The metal it was fixed to had gone the same way. That was the foot of the frame at the threshold, where rain, grit and mop water end up, and where a shopfront door corrodes first.

That changed the answer. A hinge that has rusted off can be replaced, but a door and frame that are corroding at the fixing points will not hold new fixings indefinitely, whatever is screwed to them today. Our judgement was that the door, its hinge arrangement and the associated components were beyond economical permanent repair. So we put two options to the customer rather than one: a temporary repair to get the shop trading, and a full replacement of the entrance door assembly as the proper long-term answer. The customer chose the temporary repair, which is what this case study describes.

The foot of the frame at the threshold — corrosion at the fixing point where the hinge had failed.
AFTER

Trading again, with a replacement recommended

The existing door closer was removed and its fixing points made safe. The door was supported, lifted back into position and re-hung on two new fire-rated surface-mounted hinges, mechanically fixed through to sound material on both the door and the frame. With the leaf where it should be, the existing metal keep no longer lined up with the latch. It was re-cut to suit the adjusted position, and the door was set up to close and lock properly. Operation, closing and latching were tested before we left, and the working area was cleared.

The new hinges sit on the face of the door and frame and are plainly visible. They do not match the original arrangement and were never going to; that is the trade-off in a temporary repair, and the customer agreed to it before we started. What it buys is a shop that can open, lock up and trade safely while a replacement is arranged. What it does not buy is a permanent fix. The corrosion in the existing door and frame has not gone anywhere, and we cannot guarantee how long the existing door has left. We recommended replacing the complete entrance door assembly as the long-term solution, and that replacement was not part of these works.

The door back in its frame and working, re-hung on visible surface-mounted hinges.

This case study covers the emergency attendance, the inspection and the temporary repair to the front entrance door only. It does not cover any replacement door, any works to the frame beyond re-hanging the existing leaf, or any other door at the property.

Early emergency call out for business, front door repair needed urgently, was outside waiting when I arrived, repaired promptly, shop was secure, area left really clean and tidy when finished! Would recommed 100%.

How an emergency door job runs

What happens on the call-out

Every emergency door job runs the same way, whatever the door and whoever owns it.

New hinge screwed to a white door frame

Hinge screwed back in position.

1. Made safe as conditions allow

The door is taken off its hinges if it is about to fall, or supported and re-hung if it can be, and the opening is closed and secured for the night.

2. The cause found

We look at why it failed: a corroded hinge, a snapped lock cylinder, a frame split by a kick, a door that has dropped because the fixings behind the hinge have pulled.

3. Temporary protection where it is needed

Where a door or its glass cannot be made secure that visit, we board the opening and arrange glazing or a replacement door once the property is secure. We aim to leave nothing open overnight; where access, safety, the structure around the opening or specialist parts prevent it, we tell you on the visit and say what the next step is.

4. A written quotation for the permanent repair

Where the first-visit repair is temporary, the quotation says so plainly, and says what a lasting repair or a new doorset would involve.

Our vans carry the common door spares — hinges, cylinders, handles and closers — so where the fault is one of those, the first visit is usually the repair as well. Where a part has to be ordered, the door or opening is made as secure as conditions allow in the meantime.

Emergency call-outs are subject to availability, weather, safe access, location and the nature of the damage. We will give you an honest indication of attendance when you call.

Local conditions

Why doors fail across Flintshire

Much of Flintshire faces the weather. Wind-driven rain off the Dee estuary and the Clwydian range hits exposed elevations in Flint, Holywell and the hill villages above Mold, and a timber door that takes that for years can swell, stick and work its hinges loose. On the Deeside side — Connah’s Quay, Shotton, Queensferry, Ewloe and Hawarden — the stock is more mixed: older terraces with original timber doors beside 1960s–80s estates where the first uPVC doors are now thirty or forty years old and their multipoint locks and hinges are reaching the end of their life.

Buckley and Mold have a good deal of terraced and semi-detached housing from the mining and quarrying years, and the shop doors along their high streets see hard daily use. A corroded hinge or a worn closer on a commercial door often fails without warning, as the Buckley job below shows.

None of that is a diagnosis. The age of a property, where it sits and a photograph tell us where to look; what the door needs is settled when we see it.

Straight answer on each door

Repair the door, or replace it?

Not every damaged door needs replacing, and we will tell you which yours is once we have seen it. A dropped timber door is usually re-hung on new fixings. A snapped uPVC lock is a cylinder or gearbox change. A split frame can often be cut out and spliced. The cases that point to a new doorset are a frame that has rotted behind the hinges, a composite door with a cracked slab, or hardware so corroded that a new hinge will not hold in the old timber for long.

Where the door is beyond economical repair, we aim to make the opening secure on the visit, say so in the quotation and quote the replacement separately. We do not describe any repair as permanent where it is not.

Treated differently

Fire doors and fire exit doors

A fire door or a fire exit door that has been damaged is treated differently. The door, frame, hinges, closer and seals work together as a set, so a quick fix that would be fine on a back door can leave a fire door non-compliant. Our operatives are FireQual and BWF fire door trained, and the director holds the FireQual Level 3 Fire Door Inspector qualification, so we can tell you whether the door can be repaired to standard or should be replaced as a certificated doorset. On a repair that means fire-rated hinges, closer and ironmongery, intumescent strips and smoke seals, lipping and threshold, and the gaps brought back within tolerance — not just the part that broke. Where the leaf is split or warped, the gaps cannot be closed, or the door has been cut for glazing or vents without certification, it is replaced rather than repaired, and we say so. One contractor

One contractor for the door, the opening and whatever caused it

Most door call-outs are a door job. Some are not: the frame has moved because the wall above it has, the timber has rotted because the wall behind it is wet, or the glass is gone as well as the lock. Quirks takes all of it on under one roof, so you are not chasing a joiner, a glazier and a builder separately.

    The questions we’re asked most

Questions people ask about emergency door repairs in Flintshire

Do you cover Deeside and Connah’s Quay as well as Mold and Buckley?

Yes. We are based in Ewloe Green, so Deeside — Connah’s Quay, Shotton, Queensferry — along with Ewloe, Hawarden, Buckley, Mold, Flint and Holywell is all a short drive from the yard. If your postcode is CH4 to CH8 you are in our home area.

My shop door in Buckley or Mold has come off its hinge — can you attend before we open?

That is exactly the job below. Send us photographs the evening it happens and we will give you an honest indication of attendance. Where a hinge or closer has corroded through, the door is usually supported, re-hung on surface-mounted hinges and the keep re-cut so it latches and locks, with any replacement quoted separately.

The door on my older house in Flint or Holywell has swollen and won’t shut — is that an emergency?

If you cannot secure the property, yes. A swollen timber door is often a sign the frame or the bottom of the door is taking water, so we re-hang and ease it to get you secure where we can, then look at why it is wet before recommending anything more.

Can you quote a replacement door for a Flintshire council or housing association property?

We attend rented properties for landlords, agents and managing organisations across Flintshire and quote in writing. Who approves the work and who pays is between you and the property owner; we will address the quotation to whoever you tell us.

Can you make the door secure tonight and do the proper repair later?

Wherever conditions allow, yes — that is how most emergency jobs run. The first visit is about getting the door shut, locked and safe. Where a lasting repair needs parts or a new doorset, we aim to make the door or the opening secure that visit and quote the permanent work in writing. The quotation says plainly which parts of the first visit were temporary.

How much do emergency door repairs cost in Flintshire?

It depends on what has failed and what the door is. Re-hanging a dropped timber door on new fixings is a different job from replacing a uPVC multipoint lock, and both are a long way from a new composite doorset where the frame has rotted. The things that move the figure are the type of door and frame, whether the repair can be done on the first visit or needs parts ordering, whether the opening has to be boarded in the meantime, whether it is a fire door that must be repaired to standard, access, and any making good to the frame and decoration. Most jobs we can price from photographs — send yours on WhatsApp or by email and we’ll come back with a written quotation.

Will you give me what I need for an insurance claim?

Where required, we can provide photographs, reports and quotations to support an insurance claim. Keep the crime reference number if the police attended, and photograph the damage before anything is moved.
