What the rules say
Temporary boarding is not building work under the Building Regulations, so securing the property never waits on an application. The permanent repair can be different: replacing a window or an external door is a controlled fitting, registered through a competent-person scheme such as FENSA or CERTASS or notified to Building Control, and a structural repair around a forced opening may need Building Control involvement too.
For properties in Chester the local authority is Cheshire West and Chester Council, and its Building Control team can be found at Cheshire West and Chester Building Regulations. We tell you at the quotation stage which route applies.

CHESTER — HOUSE
Quirks Property Maintenance Ltd took a call at 6am from the householder of a house in Chester. There had been a break-in through the patio door at the back of the property, the glass was gone, and the living room was open to the garden. We attended straight away.

The sliding leaf of the patio door had been put through completely, leaving the frame empty and the room behind it — furniture, stairs and all — open to anyone walking up the garden. A fence panel at the side of the garden had also been smashed through, with the boards splintered and lying in the border.
A back door is the worst opening in a house to have standing empty. It is out of sight of the street, it is at ground level, and it leads straight into the rooms where a family lives. It cannot wait for a glazier’s lead time.

The remaining glass was cleared from the frame and both leaves of the door were boarded with OSB from the outside — the sheets cut to the opening and fixed back to the door frame and into the brickwork either side, so the boards could not be levered off from the garden.
Boarding the whole doorset rather than just the broken leaf matters. A board next to a single pane of intact glass leaves that glass as the next easy way in; two boards fixed as one unit present nothing to work at. It also keeps the weather out of the frame and the room until the door is repaired or replaced.

The house was secured on the morning of the break-in, with both leaves of the patio door boarded from the outside and fixed into the frame and the brickwork, ready for the door to be repaired or replaced when the claim allows. The householder’s insurer accepted our photographs and written record in support of their claim.
