Property Types in Flintshire

Flintshire mixes three very different kinds of property, and each one boards differently.
Post-war estates

The post-war estates in Connah’s Quay, Shotton, Buckley and Mancot are mostly standard uPVC windows and composite or uPVC doors. These are the quickest to secure and the most straightforward to reglaze afterwards.

Older town and village stock

The terraces and stone-built houses of Mold, Flint, Holywell and Northop often have timber frames and non-standard opening sizes. Boarding has to be cut and fixed to suit the frame so the window can be reglazed afterwards without repairing fixing damage.

Commercial and industrial units

Units on Deeside Industrial Park, along the A548 and around the enterprise zone carry large-format glazing, glazed entrance screens and roller-shutter frontages. Securing these is usually an out-of-hours job so the unit can open as normal in the morning.

    What the rules say

    Building Regulations & the Permanent Repair

    Temporary boarding is not building work under the Building Regulations, so securing the property never waits on an application. The permanent repair can be different: replacing a window or an external door is a controlled fitting, registered through a competent-person scheme such as FENSA or CERTASS or notified to Building Control, and a structural repair around a forced opening may need Building Control involvement too.

    For properties in Flintshire the local authority is Flintshire County Council, and its Building Control team can be found at Flintshire County Council Building Control. We tell you at the quotation stage which route applies.

    DEESIDE INDUSTRIAL ESTATE — RETAIL UNIT

    Case Study – 3am Boarding Up and Reglazing of a Shopfront on Deeside Industrial Estate, Flintshire

    Quirks Property Maintenance Ltd took a call at 3am from the security company monitoring a retail unit on Deeside Industrial Estate. The shopfront glazing had been smashed in a break-in and the premises were open to the car park. We attended straight away.

    What we found

    The damage was to a single low-level glazed panel in the aluminium shopfront, beneath the main display window and beside the entrance door. The glass had been put through and was hanging in the frame in shards, with the shop’s stock and back-of-house area open behind it. The larger panel above and the door itself were untouched.

    That is the usual pattern. The low panel is the one that can be reached and kicked from the pavement, it is out of the sightline of anyone driving past, and it is often the thinnest glass in the frontage.

    Boarding up at 3am

    The loose and hanging glass was taken out of the frame and cleared from inside and outside the shop, so nobody opening up in the morning would be walking on it. The opening was then boarded with OSB sheet cut to the frame and fixed from the outside, closing the panel fully and leaving nothing to get a hand or a tool behind.

    At that hour the job is to secure the building and hand it back, not to start a glazing repair. A tight, well-fixed board does that: the shop was secure, weathertight and able to trade the next day while the glass was measured and ordered.

    Coming back to reglaze

    We returned within a few days and replaced the glass, taking the board down and glazing the panel in laminated glass. On a low-level shopfront panel that is the right specification: laminated glass holds together on impact rather than falling out of the frame, so the next attempt at that panel is slower, noisier and a lot less likely to succeed. It is also the safer glass to have at that height in front of a shop.

    Doing both halves of the job — the 3am board and the reglazing — means the business dealt with one contractor, one set of measurements and one return visit, rather than a boarding firm at night and a glazier a week later.

    Outcome

    The unit was secured within hours of the call, traded on the board, and was fully reglazed in laminated glass within a few days, with the boarding removed and the frame left as it should be.
