Case Study – FD30 Fire Exit Door Replacement at an Industrial Unit in Buckley
Quirks Property Maintenance Ltd was asked to look at a final exit door at an industrial unit in Buckley after the building’s fire risk assessment flagged it. This is the door people leave the building through, and there was nothing obviously wrong with it.
What we found
We inspected the door and the opening it sits in. The door worked, closed and locked. What it did not do was resist fire, and that was what was required of it in that position.
This is a different problem from a door that will not open. A fire exit has two jobs, and they pull in opposite directions: it has to let people out instantly, and it has to hold fire and smoke back long enough for them to get clear and for everyone behind them to follow. An ordinary door in a fire-resisting position does the first job and fails the second, and nothing about looking at it tells you that. Fire resistance is a property of a certified assembly — leaf, frame, hinges, seals and ironmongery all tested together — not something you can judge by tapping a door.
There is no partial credit here either. A door either has a tested fire rating with traceable identification behind it, or it does not.
Our recommendation
The recommendation was to replace the door with a certified FD30 timber fire doorset — supplied and installed as a complete assembly rather than assembled from parts, so that the rating means something.
That distinction matters more than it sounds. A certified doorset is only certified as installed: fit a rated leaf with unrated hinges, or leave the seals out, or hang it in a lining that is not part of the tested specification, and the paperwork no longer describes what is actually in the wall. So the lining, the door, the ironmongery and the seals were all specified together and installed as one.
Works carried out
The existing door and frame were removed and a certified FD30 timber fire doorset installed:
- FD30 fire-rated timber door lining
- External flush FD30 fire door
- Fire-rated hinges fitted complete with intumescent pads
- Intumescent seals installed to the frame, to restrict the spread of fire and smoke
- A two-point panic bolt certified to BS EN 1125, releasing the door with a single push from inside
- Weather bars fitted for external protection
- Architraves installed to finish the opening
- Fire exit signage supplied and fitted
The doorset was supplied primed. Quirks then decorated it, finishing the door and frame in black to match the rest of the building, and the signage went on last.
