Quirks Property Maintenance Ltd was asked to inspect a fire exit door at commercial offices in Chester after the building’s fire risk assessment identified it as an action point. The door serves a first-floor escape route and discharges onto an external steel staircase, so it is exposed to weather on every face and in constant use as the building’s protected means of escape.

What we found
The defect was in the panic hardware rather than in anything visible from the ground. On inspection the existing panic device was found to be defective, and not to the standard expected of a certified panic exit device on an escape route.
That is the failure that matters most on a door of this kind. A fire exit door is only as good as the hardware that releases it, and a device that binds, sticks or is of the wrong type will be found out at the worst possible moment — by someone leaning on it in the dark, in a building they are trying to leave.
Our recommendation
Two routes were put to the client rather than one.
The first was to replace the panic hardware alone and retain the existing doorset. The second was to remove the existing door and frame and install a certified FD30 timber fire doorset with new hardware throughout, so that the leaf, frame, seals and panic device were specified, supplied and installed as a single certified assembly with traceable identification.
Both were quoted. The client chose the full doorset replacement.
Setting the repair option out alongside the replacement matters. Not every fire exit door needs replacing, and where the hardware alone is at fault a client is entitled to see that priced before committing to a new doorset.
Works carried out
The existing door and frame were carefully removed and a certified FD30 timber fire doorset installed in their place. The works comprised:
- Removal of the existing door and frame
- Installation of an FD30 fire-rated timber door lining
- Installation of an external FD30 fire door, supplied from a BWF-certified manufacturer with traceable identification markings
- Fire-rated hinges fitted complete with intumescent pads
- Intumescent seals installed to the frame
- A panic push bar system certified to BS EN 1125
- A glazed vision panel, agreed as a variation to the original flush specification, giving sight of the landing and staircase beyond the door
- Weather bars fitted for external protection
- Architraves installed to finish the opening
The existing fanlight above the door was retained, with the new frame and architrave made good around it.
The doorset was supplied primed, and the client also instructed Quirks to carry out the decoration. The door, frame and architrave were finished in white and the junction with the brickwork made good.

Why the weather detailing matters on a door like this
This is an external timber door standing on an open steel landing with no porch or canopy over it. Water reaching the foot of a timber leaf is what shortens its life, and on an escape stair there is nothing to keep it off.
The weather bar throws rainwater clear of the bottom of the door, and the frame is sealed down onto the landing so that standing water cannot track back under the threshold. It is a small detail on a quotation and it is the difference between a doorset that lasts and one that swells, binds and stops releasing cleanly — which, on a fire exit, is a compliance problem as well as a joinery one.
