Case Study – Steel Fire Exit Door Replacement in Birkenhead, Wirral
Quirks Property Maintenance Ltd was asked to look at a fire exit door at commercial premises in Birkenhead after the building’s fire risk assessment flagged it and staff reported that it had become difficult to use. The door opens directly onto the street elevation and is the building’s escape route from that side.

What we found
An inspection of the door found two things going on at once, and they were connected.
The leaf had dropped and distorted, so it was binding in the frame and no longer closing or releasing as it should. It had also been damaged in an attempted forced entry , with the leaf and frame worked away from each other at the edge.
That combination is worse than it sounds. An escape door that binds is a door somebody has to fight to open, and the people who need it most will be the ones least able to. A frame that has been levered will not hold hardware properly again either, so adjusting the existing door would have been treating the symptom.
Our recommendation
The doorset had reached the end of its life rather than needing a repair, and we said so. Replacement options were priced in steel, uPVC and timber so the client could see what each one bought them, and the client selected the steel doorset.
Steel was the right answer here for three reasons, and they are worth setting out because material choice on a fire exit is usually presented as a matter of budget alone.
This door is fully exposed — no porch, no canopy, weather on it all year. Steel does not swell, drop or distort the way an exposed timber leaf can, and a door that keeps its shape is a door that keeps releasing cleanly.
It had already been attacked once. A steel leaf with integrated dog bolts is a great deal less rewarding to lever than what was there before, and on an escape door that matters twice over: security cannot be improved by fitting extra locks, because nothing may obstruct escape from the inside. The resistance has to be built into the doorset itself.
And it is a busy door in a building with people in it. Heavy-duty construction earns its cost on a door that gets used, knocked and leaned on daily.
Works carried out
The existing door and frame were removed and a fire-rated steel doorset installed in their place, comprising:
- A steel fire exit doorset with intumescent seals to restrict the spread of fire and smoke
- Factory powder-coated finish in RAL 9005 black
- Four stainless steel ball bearing hinges
- Integrated dog bolts to improve resistance to forced entry
- A three-point panic bolt certified to BS EN 1125, giving single-action release from inside
- A threshold detailed in accordance with DDA accessibility guidance
- Fire exit signage supplied and fitted — “Fire exit / Keep clear” externally and “Push bar to open” internally
Three-Point Panic Bolt
Removing an old frame from an opening of this age rarely leaves the brickwork intact. The damaged brickwork was repaired, the new frame sealed into the opening, and the internal reveals made good and decorated.
That last part is not cosmetic. A frame that is properly bedded and sealed into sound brickwork is what keeps the doorset square, and a doorset that stays square is what keeps the panic bolt engaging in the same place in five years’ time.
