1. Wirral – Chimney-Breast Damp Investigated Across Three Floors

Problem Reported

Brown staining, blistering paint and visible damp deterioration were affecting a chimney breast within a Wirral property. The problem extended across the chimney-breast areas on three floors.

Survey Findings

Elevated moisture-meter readings were recorded throughout the affected areas. The staining and deterioration were found to be consistent with hygroscopic salt contamination within the existing plaster, combined with moisture ingress from the chimney above. Hygroscopic salts can continue drawing moisture from the surrounding air. This means that surface decoration alone would not resolve the problem, even after the external source of moisture was repaired.

Survey Outcome and Remedial Specification

The survey produced a detailed remedial specification covering:
• Scaffolding and a close-access inspection of the chimney stack, crown, lead flashings, adjoining roof coverings
and accessible guttering
• Traditional lime-mortar repointing to defective areas of the chimney stack
• Removal of salt-contaminated plaster from the affected chimney-breast surfaces across three floors and one
affected bedroom wall
• Installation of a studded cavity-drain membrane, plasterboard and a new skim-plaster finish
• Reinstatement of the picture rail where suitable and installation of replacement skirting boards
• Installation of a humidity-controlled DMEV extractor fan within the en-suite to improve continuous ventilation
and moisture management

This provided the customer with a coordinated plan addressing the external chimney condition, the salt-contaminated internal finishes and the property’s ventilation requirements

Does living near the coast mean my damp is penetrating damp?

Not automatically — but exposure matters. On weather-facing elevations in Hoylake, West Kirby, Meols and New Brighton, wind-driven rain is the first suspect; yet we regularly find condensation or plumbing leaks behind ‘obvious’ coastal damp. The survey tests the pattern against rainfall, orientation and moisture profile before naming the cause.

Marine salts and salts from historic rising damp are hygroscopic — they draw moisture from the air. Salt-contaminated plaster can stay damp even after the original ingress is fixed, which is why replastering with the correct specification is sometimes part of the remedy. Our surveys assess salt contamination where it is suspected.

Possibly not. Much of Moreton and Leasowe sits on low-lying former marshland with a high water table, and moisture through an original solid floor is common. Injecting a wall DPC will not fix a damp floor — the survey establishes the true source before any treatment is specified.
