What is Dry Rot

Dry rot (Serpula lacrymans) is a fungal decay that attacks timber when moisture is present. It breaks down the structure of the wood, weakening it and allowing the fungus to spread through walls, plaster, and adjacent materials in search of new timber.

What is Dry Rot in Buildings?

Dry rot is a highly aggressive form of timber decay. Unlike wet rot, it can spread beyond the original damp source and travel through masonry to reach new timber.
This makes it particularly dangerous, as it can remain hidden behind walls, floors, and ceilings while causing extensive structural damage.

Signs of Dry Rot

Early detection is essential to prevent serious damage. Common signs include:
  • Discoloured, brittle, or weakened timber (skirting, joists, floorboards, frames)
  • Cuboidal cracking (deep cracking in a cube-like pattern)
  • Timber that feels dry, crumbly, or hollow
  • A strong mushroom-like or musty smell
  • White or grey cotton wool-like growth (mycelium)
  • Orange or rust-coloured spore dust
  • Cracking or lifting plaster

Dry Rot vs Wet Rot – What’s the Difference?

Dry Rot

  • Produces white/grey growth and orange spores

Wet Rot

  • Requires higher moisture levels (approx. 40–60%)
  • Stays localised to damp timber
  • Easier to control once moisture is removed
  • Causes soft, darkened timber

Dry Rot Treatment Process

Dry rot often spreads beyond what is visible. We inspect and treat all affected areas, including hidden voids and adjoining materials, to ensure the problem is fully eradicated.

Dry rot cannot be treated by surface cleaning alone. The full extent of the fungus must be identified and treated to prevent regrowth.
